Buying property in Spain: taxes and extra purchase costs

The advertised price is not the full cost of buying a home in Spain. In Torrevieja and across the Valencian Community, additional expenses include taxes, notary fees, Land Registry charges and possible administrative services. The main difference is between new-build and resale properties.
For resale homes, the standard property transfer tax (ITP) has been 9% since 1 June 2026. Properties valued at over €1 million are subject to 11%. Reduced rates exist in qualifying cases. If the official cadastral reference value exceeds the agreed purchase price, the taxable base may be higher.
Buying a new home directly from a developer generally involves 10% VAT plus stamp duty (AJD), normally 1.4%. A reduced AJD rate of 0.1% applies to deeds documenting the purchase of a main residence, where the legal conditions are met.
Other expenses include notary fees, property registration and administration, if contracted. The allocation of purchase deed costs depends on the law and the agreement. With a mortgage, the buyer pays for the valuation, while the lender covers the notary, registration, tax and administration costs of setting up the loan, not the property purchase.
