At Adel Properties we offer complete advice so that you can buy, invest in or manage your property in Spain with certainty, professional support and peace of mind at every step.
Support from end to end, so that buying, investing in or managing a property in Spain is safe at every stage of the process.
Before you put a single euro on the table, we check that the property is what it says it is and that it can legally be sold. This is the part nobody sees, and the part that prevents the problems that turn up later.
To buy in Spain you need a NIE, the identification number for foreign nationals, and almost always a bank account opened here. We make sure that neither of the two holds your purchase up.
We go with you to the notary and translate and explain what you are signing. After that we take on the deadlines, the taxes and the registration, which is where the costly oversights pile up.
Buying does not end at the notary. From there on there are taxes to declare, a house to get up and running and, if you are going to let it, a return to manage. We still handle all of that, but it has a page of its own.
You will find it there in detail, split into four services: tax and obligations for non-resident owners, our network of professionals and administrative support, getting the property up and running after handover, and management, letting and investment. See the aftercare service
A long list of services is worth nothing if you do not know who is behind each one.
The document checks, the coordination of the signing, the tracking of deadlines and going with you to the notary are done by our own team, who are trained in law and tax.
If your case calls for a lawyer, a tax adviser, an architect or an insurer, we help you choose one and coordinate the work with them. Their fees are paid by you directly, but you still have a single point of contact: us.
Every document you sign reaches you explained in the language you speak to us in, before you sign it and not at the notary's desk.
If your question is not here, write to us and we will answer it, no obligation.
Yes. You do not have to live in Spain or hold Spanish nationality to buy. What you do need is the NIE, the identification number for foreign nationals, and normally a bank account opened in Spain. We help you with both.
It is the number the Spanish authorities give to foreign nationals, and without it you cannot sign a purchase or pay the taxes on it. We handle the application and go with you to the appointment. What sets the timing is not the paperwork but the appointment slot at the Policía Nacional: once you have a slot, you normally walk out with the NIE the same day, although some cities take a few days longer to issue it.
Not always. If you cannot travel, the deed can be signed by someone you trust under a poder notarial (a power of attorney granted before a notary). We explain how it is done and what documents you need before you book the flight, not after.
A purchase in Spain always carries taxes, notary and registry fees and the cost of handling it. The main tax depends on what you buy:
On top of that come the notary, the registry and the paperwork itself, which depend on the price and on the transaction. There are reduced rates — for buyers under 35, large families, people with a disability, state-protected housing and depopulated areas — that can bring the ITP down considerably; if you think one of them applies to you, ask us and we will look into it.
Rates in force in the Comunitat Valenciana as of August 2026. The general ITP rate came down from 10 % to 9 % on 1 June 2026. Before you make a decision, check your own case with us.
It is the extract from the Land Registry that says who really owns the property and whether it carries mortgages, seizures, debts or restrictions. It is the most basic check there is and the one that saves the most grief: we request it and go through it before you sign any reservation.
Yes. We handle the full management of the property after the purchase, the furnishing and getting it ready to let, and the tourist licence where the local rules allow one. It is all on the Aftercare page.
