We sell your home with a proper strategy behind it: a realistic price, marketing that reaches buyers in Spain and abroad, and the same team alongside you at every stage.
Tell us about your property and one of our team will get in touch to talk you through what it is really worth on today's market and the best way to go about selling it.
We handle the whole sale, from the photographs to the day you sign at the notary — and we are used to doing it for owners who live outside Spain.
We prepare the property, market it properly and stay with you through the sale — so that more of the right people see it, and so that nothing about the transaction is left to chance.
We value your home free of charge, based on what comparable properties have actually sold for rather than what they were advertised at.
We look at the location, the property itself, its condition, current demand and recent comparable sales, and from that we set an asking price that is both realistic and competitive.
We get it ready to show: a thorough clean, small repairs and home staging where it is worth doing.
Careful photography, video and a floor plan are what make your home stand out from everything else on the market in the same area.
We list your property on Spanish and international portals, across social media and on the databases other agencies work from.
It also goes out to our network of more than 500 partner agents in the area: more people showing it, not just us.
We filter the enquiries, arrange the viewings and bring you every offer along with our recommendation.
We take care of the paperwork, the reservation, the contract and the notary — and we carry on afterwards, with the utility contracts and the tax side.
These are the five stages of a sale with us. At each one you know what we are doing, what we need from you and exactly where your sale stands.
We visit the property, study it and give you a reasoned market price. Free, and with no obligation.

Reservation, contract, paperwork and the notary. We are beside you on the day you sign, and afterwards too.
Putting a property on one portal and waiting is not a selling strategy. Yours is pushed down several routes at the same time, and each one reaches a different kind of buyer.
Your home is listed where Spanish buyers search, and also on the sites used by buyers from northern and eastern Europe.
Photography, video and drone footage shared across our own profiles, which is where a large share of foreign buyers first find a property.

Yes. We visit the property, study it and give you a reasoned price at no cost and with no obligation. Asking for one does not commit you to selling with us or to signing anything.
A percentage of the sale price, which we confirm to you in writing when we give you the valuation. It is only payable if the property sells: if it does not sell, you pay nothing.
No, it is not compulsory. It is what we recommend and what we offer, but we also work on a non-exclusive basis. We talk it through at the valuation and the decision is yours.
Yes. A good many of the owners we sell for live abroad. We can handle the valuation, the photography, the viewings and the paperwork with you remotely, in your own language, and organise the signing when the time comes.
The usual: the escritura (your title deed), a nota simple (an up-to-date extract from the Land Registry), your latest IBI receipt (the annual council property tax), a certificate from the comunidad (the owners' association for the building or urbanisation), the Energy Performance Certificate and the Cédula de Habitabilidad (habitation licence). If you do not have the last two or the comunidad certificate, we obtain them for you.
We stay with you for the change of the utility contracts into the buyer's name and for the tax side of the sale — the plusvalía (the council tax on the increase in land value) and the non-resident retention — which is where most questions come up if you do not live in Spain.
We will give you a reasoned market price, free and with no obligation.
