Iberian Property Investment Reaches New Highs
Spain and Portugal have reported strong real estate investment activity during the first half of 2026. According to CBRE, investment in Spain exceeded €12 billion, up 59% compared with the same period in 2025 and the strongest first half in its historical series. Portugal recorded approximately €1.4 billion in commercial property investment, up 13% and its highest first-half figure since 2020. Large commercial transactions are driving much of this activity. In Spain, rental housing and other residential investment assets, alongside hotels, have attracted substantial capital. In Portugal, hospitality and retail properties have been particularly important. These figures mainly concern major investment transactions, not individual home purchases. For the Costa Blanca residential market, a different indicator is relevant: Spain's Property Registrars report that foreign buyers accounted for 31.03% of home purchases in the Valencian Community in the second quarter of 2026. Higher institutional investment does not automatically mean higher prices for every property.
